So, as tenants choose to make your property their home, you should do the following to keep them and make them love you.
1. Organise for rental lease agreement templates, online maintenance requests and tracking, online rent collection and other technology related measures. This eliminates face to face clash between tenants and their Landlord.
2. Give a welcome letter for new tenants. Give them clear expectations of what living in the property will look like and demonstrate how much you care.
3. Have a clear communication with your tenants. Listen to their grievances and respond quickly and timely. Speedy responses show that you're organized and confident which makes your tenants feel secure. Always make sure written communication comes across positive and with good grammar. Through communication, maintenance requests, simple questions, and other items will pop up.
4. For residential houses, you can send a tenant welcome package with the essentials they’ll need on move-in day (i.e toilet paper, paper towels and cleaning supplies).
5. Lastly but most important, Offer your tenants with adjustable incentives. In every financial year, give your tenants a free month!. Yes. Make it an annual offer. To the naive landlords, it sounds like a loss but it keeps your tenants in your house for long as you continue to fetch their money.
